Abstract

The urgency of the mass market valuation of real estate is revealed, the different methods of calculating the adjustment factors are classified. The need of use of correlation-regressive analysis to determine the time-constant coefficients-patients, the use of which is not only possible but necessary in the current conditions are substantiated. A special place is given to the different stages of the study factors influencing the value of the property and the transfer of high-quality characteristics codes and linearized values used in the future to determine the primary and secondary variables influence to set the base calculation factor-coefficient. The characteristic of the additive and descriptive techniques is given, Its role and assign-set to determine the index-deflator, and constant correction factors, that is used in a comparative approach to the property valuation are shown.
